According to a recent article by Houston Business Journal, Houston homes have appreciated since 2000.

In the Houston metro area, lower-priced single family homes appreciated faster than their mid-priced and higher-priced counterparts between 2000 and 2018, according to a new home price index from the Real Estate Center at Texas A&M University.

The center used repeat sales analysis to study how homes in the Houston area appreciated quarter-by-quarter compared to a base period of the first quarter of 2000, the earliest time period data was available. The center divided prices of homes sold in 2000 into three tiers and followed those homes over time.

In 2000, the median home price in Houston was $113,708.

Between Q1 2000 and Q1 2018, the data showed:

• an 83.7 percent appreciation among the lowest-priced tier
• a 61.2 percent appreciation among homes in the middle tier
• and a 49 percent appreciation among homes in the highest-priced tier
• Overall, those homes sold in 2000 appreciated 64 percent during this time.

While homes in the top tier saw a slower appreciation compared to the bottom tier, those homes also didn’t see as much volatility during periods of downturn, said Joshua Roberson, a senior data analyst with the Real Estate Center.

“It’s a little more steady,” Roberson said. While homes in the lowest tier saw prices drop between 2.5 and 3.7 percent year-over-year in the second half of 2010 and the first half of 2011, the highest tier saw prices drop between .03 percent and 1 percent during this time.
